What exactly is a snagging inspection?

A snagging inspection is a thorough, independent review of a new build property to identify any defects, issues, or unfinished work—collectively known as “snags.” We meticulously checks everything from structural elements and plasterwork to plumbing, electrics, and finishes against industry standards. The goal is to produce a detailed, photographic report you can give to your builder to ensure all problems are fixed before you legally complete or move in

The ideal time is after the builder has notified you that the property is complete but before your legal closing date. This gives you maximum leverage to ensure all snags are rectified. We recommend booking 1-2 weeks in advance to secure your preferred date.

While you can certainly do a walkthrough, a professional inspector brings trained expertise, an unbiased eye, and knowledge  that most homeowners don’t possess. We use specialised tools and systematic to spot hidden or potential issues—like minor cracks that indicate settlement problems or faulty electrical wiring—that are easy to miss. Investing in a professional inspection ultimately saves you time, stress, and potentially significant future repair costs.

Positively. Builders appreciate our clear, factual, and professional reports as they reduce ambiguity and prevent future call-backs. Our reports specify the location and nature of each snag with photos, making it easy for their teams to efficiently schedule repairs. We frame the process as collaborative quality assurance, not criticism. In our experience, a professional report leads to faster, more complete resolution

You will receive a comprehensive, builder-friendly digital report within 24 hours of the inspection. It includes:

  • A summary of key findings.

  • A detailed, room-by-room list of every snag, categorised by location.

  • Clear photographic evidence for each item.

  • The report is formatted as a PDF for easy sharing with your builder, solicitor, or sales agent.
