What We Do and Why We Do It.

We provide a comprehensive and independent report of your new house that will become your new home in the near future. In the report we aim to address the finish and functional issues “Snag’s” that typically arise prior to the handover of your home before closing so you get a home of the highest quality.
When purchasing a new home, you are investing a significant amount of time, money, energy, as well as hopefully experiencing a high level of excitement and joy, and we want to ensure you receive a product of the highest standard so you can enjoy the overall experience.

Why should you get a Snag Report on a new property?

When a property is ready for completion both you and the builder / developer are looking to close the sale for varied reasons. The builder / developer typically needs to move on to the next job and you want to get possession of the new house to make it your home.
In this window of time, certain elements can get rushed and finished in a hurry leading to issues further down the line which can take some of the joy away from the purchase of your new home.
Independent identification of “Snags” prior to closing helps the builder remedy the issues and affords the new homeowner the comfort of peace of mind that their investment is of a quality that they expect.

Our process

We do a methodical and detailed inspection of your new house both externally and internally. Starting at the site entrance and working our way to the back / sides of the property checking as we go for cosmetic defects, structural concerns, functional flaws / issues, and work yet to be actioned by the builder.We will then issue the client with a detailed report outlining the defects found with a commentary and supporting photographs within a 24-hour period. This report can then be issued to your builder for them to review and remedy the defects.Once the builder is satisfied, they have completed the tasks outlined on the report they will contact you for a reinspection. This process from initial report to retesting typically takes 5 to 10 days in most cases. Once the reinspection has been actioned and all elements have been satisfied to the new owner’s satisfaction the completion process can take place.
